Detailed planning permission
On completion of your feasibility study and with your authority to proceed, if you are satisfied with
your design proposals and build costs you can move on to the next stage where we will prepare and submit
an application to your local authority for detailed planning permission. This usually takes us 2/3
weeks from receiving your instructions. You will need to pay the local authority planning application and a
payment to us.
We then monitor the application closely to minimise the time taken to obtain permission, this also involves us in
liaison with the highways department, the water authority and other statutory bodies. Should the planners request
changes to the design we will discuss these with you, then quickly resubmit the plans.
Occasionally an application may attract objections from local residents, the planners, or both. If so, our local
consultant will if necessary, visit the planner and negotiate an acceptable solution, keeping you fully informed.
Again our architectural department will quickly make any necessary changes. Occasionally unusual issues can
arise which are unique to individual plots. No amount of knowledge or expertise can anticipate these and, being aware of
the need to keep the application progressing, we have developed our service to help you deal with hiccups.
We continue to carefully monitor the application through to a final decision. On receipt of the planning decision a
payment to us, becomes due.
Specialist consultants
There may also be occasions when a specialist, such as a planning consultant, the advice of an aborculturist or
flood report or similar assessment is required to argue your case with the planners.
We are able to introduce such
experts who have worked alongside us before. Although the cost is not included in our service, our association
with these experts ensures that the charges are reasonable.
